How long does the inspection take?

A typical inspection takes between 1.5 and 3 hours depending on the size of your home.

Do I need to be home for the inspection?

Yes, we require the homeowner or a designated adult to be present. You do not need to follow us through the entire inspection, but we may need access to specific rooms and prefer to walk you through major findings in person before delivering the written report.

Will you fix issues during the inspection?

The inspection fee covers the diagnostic walk-through and the written report. If we find something urgent during the inspection, we can discuss next steps on the spot. All other findings are documented in the report with prioritized recommendations so you can decide what to address and when.

Does the inspection fee apply to future repairs?

If you book repairs from your inspection report within 30 days, we apply a $50 credit from your inspection fee toward the work.

Exterior Caulk & Sealant Check caulk integrity around all window frames, door frames, pipe penetrations, and utility connections. Failed caulk is the most common water intrusion pathway in San Diego stucco homes.

Roof Visual Inspection Visual scan from ground or ladder for missing, cracked, or slipped tiles and shingles. Check ridge caps and flashing at all penetrations.

Gutters & Downspout Drainage Check for debris blockage, proper attachment, and downspout termination. Downspouts should discharge well away from the foundation to prevent concentrated water intrusion.

Hose Bibs & Anti-Siphon Valves Test each exterior spigot for leaks and drips. Verify that an anti-siphon valve is present and functional, as required by California code for backflow prevention.

Exterior GFCI Outlets Test all accessible outdoor outlets with a plug tester and check weather-in-use covers. Outdoor GFCI failure is a shock hazard, especially near pools and irrigation.

A/C Condenser & Refrigerant Lines Clear vegetation and debris around the unit. Check suction line insulation for UV deterioration and verify the unit is level. UV-rotted insulation reduces system efficiency by 10 to 25 percent.

Irrigation Overspray Run each irrigation zone briefly and verify no heads spray onto stucco, fences, or the foundation. Sprinkler overspray on stucco is one of the most preventable sources of exterior moisture damage in San Diego.

Fence & Gate Condition Check for rot, termite damage, leaning posts, and proper latch and hinge operation. Termite activity in fencing often extends toward the structure.

Exterior Lighting Test accessible fixtures and check for exposed wiring, corroded junction boxes, and moisture intrusion into light housings. Coastal environments accelerate exterior electrical degradation.

Smoke Detectors Test each detector and record age from the manufacture date on the back. Verify placement covers all sleeping areas and each level. Detectors older than 10 years must be replaced per NFPA standards.

Carbon Monoxide Detectors Test each CO detector, record age, and verify placement near sleeping areas and on each level with fuel-burning appliances. California updated CO detector requirements in 2011 and again in 2023, and many older homes remain non-compliant.

Fire Extinguisher Check for presence and accessibility, verify the gauge is in the green zone, and note the expiration date. Most homeowners have never inspected their extinguisher.

Ceiling & Wall Water Damage Scan Scan all ceilings and walls for water stains, rings, soft spots, or discoloration. Check baseboards for swelling or separation from walls. Baseboard swelling is an early indicator of slab leaks or exterior moisture intrusion.

Attic Plumbing & Copper Joints Inspect all visible plumbing runs in the attic for green corrosion, calcification, or active leaks. Corroded attic copper joints can flood an entire home and are among the most valuable findings in a maintenance inspection.

Attic Structure, Ventilation & Insulation Check the underside of roof sheathing for water stains or daylight. Verify soffit vents are not blocked by insulation and assess insulation coverage and condition. Scan for rodent and pest evidence.
